Mission Statement:

Green Leaf Partners is an environmentally conscious multi-family real estate investment and operating company committed to meeting the explicit and ongoing requirements of our investors, partners, and employees through active property management, high integrity, and full disclosure.

Investment Company:

Green Leaf Partners (“GLP”) is a real estate investment and operating company based in Northern California.  We develop, acquire, renovate, and actively manage apartment building in select U.S. markets for individual investors, family offices, and investment firms.   We currently manage 19 apartment communities comprised of 2,242 apartment units in 9 states.

GLP’s inherent belief is that hands-on real estate management is an integral component to delivering desired results to investment partners.  In our opinion, it’s the difference of renting vs. owning.  That is why the onsite staff members, at each property we operate, are W2 employees of Green Leaf Partners.

Investment Focus:

The primary focus has been to acquire B-Class apartment communities in infill locations.   We strive to create, enhance value, and improve investment returns in the properties we operate through:

  • Selective capital renovation and repositioning
  • Intensive hands on management
  • Implementing a “Go Green”initiative to reduce operating costs
    • Environmentally-focused improvements, including without limitation, installation of low-flow water fixtures, high-efficiency appliances, and energy-efficient solutions for common area utilities.

Investment Philosophy:

We approach every investment with careful consideration utilizing the following criteria:

1)    How protected is the equity in the investment?

2)    How reliable is the income stream?

3)    What are the local and regional economic factors and conditions driving the appreciation value of the investment property?

There are inherent risks in any investment including real estate.  The management team at Green Leaf Partners attempt to mitigate this risk as much as possible by implementing an extensive acquisition review and analysis of each investment.  Additionally, we have “stake” in the investments and place our own equity along-side our investment partners.
