Property Management

Green Leaf’s property management approach is specifically designed to enhance patron satisfaction, to improve overall property efficiency, and produce greater fiscal returns. We have achieved proven positive results through the following:

Personal Hands on Management
Although Green Leaf successfully operates on a nationwide platform, we take pride in being able to offer our clients a small business approach. Whether it is a principal interacting with an investor or a manager interacting with a resident, we feel that it is imperative that we make ourselves accessible and that all of our residents, investors and employees receive a personal touch.

Employee Efficiency
We are constantly searching for new ways to utilize the latest technology for greater efficiencies which provides our personnel the opportunity to focus on marketing, resident retention, financial efficiency and other key areas.

Responsible Spending:
We place a strong focus on cost control by regularly evaluating expenses and proactively reviewing and renegotiating contracts with key vendors and service providers.  We are able to closely monitor our fiscal standing by utilizing web based accounting with real time access to the financial status of any given project. We remain on a strict financial path by monitoring monthly financial statements and generating annual budgets.

Resident Retention
Managing the well-being of our residents is our primary focus. We currently hold various monthly events, distribute monthly community newsletters, and provide a user friendly website which allows residents to instantly place service requests and pay rent online. All of which help to maintain a positive relationship and a clear line of communication with our residents.

Innovative Marketing
To attract new residents, we have developed new and creative, cost effective ways to market our properties. Our marketing strategy is unique for each community and is based upon geographic location and other dynamics. We motivate personnel to implement strategic and successful marketing techniques through extensive training in sales and marketing.
